Rent-to-rent and company-let management
The primary model Soteria Homes operates is rent-to-rent (also called sub-letting or company letting). We enter into an agreement with a landlord, take responsibility for the property, and sub-let individual rooms or the whole property at a higher rate to professionals or corporate clients.
This model requires careful due diligence, landlord consent, legal compliance, and strong management — all of which Soteria Homes provides. As an investor, understanding this model is essential to evaluating the opportunity accurately.
Separately, we manage company lets where a business takes the tenancy directly, and standard professional lets where individual tenants lease rooms in managed HMO-style properties.
Rent-to-Rent
We lease from a landlord and sub-let to professionals or corporate clients. The spread between our lease cost and rental income (minus voids and costs) forms the gross return. Risk sits with us, not the original landlord.
Company Lets
A corporate client takes the whole tenancy. Soteria Homes manages the relationship and property condition. A dependable income with professional-grade occupiers.
Professional Lets
Individual rooms let to employed professionals. Higher gross yield potential; managed voids and vetting handled by Soteria Homes on behalf of landlords.
